When sending letters or place ads in specific publications, this is how it works: You are looking for people who can hold the mortgage for a year. You offer to pay the homeowner up to 20 or 30% more than their monthly mortgage payment, if you want (but it’s not a requirement). Or you can offer to cover their mortgage payment without any additional money paid to them. And you seal the deal with a contract that I will give to you!

You take over the property; perhaps paint it if it’s needed, then find a renter right away. You charge the renter 20 to 30% more than you are giving the homeowner in mortgage payments, pocketing up to $300 per month or more because you are giving your renter (known as a “tenant-buyer”) a rent-to-own lease-option to buy the property in 12 months.

But, there’s an even BETTER and FASTER way to get properties. Even better…

How to Get BELOW-MARKET Properties from THREE Secret Websites I Use!

This is the part Jay never taught me because when I learned this powerful and profitable real estate investing system, there wasn’t any such thing as the internet. But now there is!
 
So, instead of paying upwards of 20%+ above the market value of someone’s home…why not get a screaming deal on each deal instead? Even better, you don’t have to send letters or place ads.

When you get an interested tenant to rent your property and you offer him or her a RENT-TO-OWN (OR LEASE-OPTION) DEAL, especially if they have bad credit. You don’t reject this person based on bad credit like all other landlords do. Why? BECAUSE YOU MAKE MORE MONEY ON BAD CREDIT RENTERS. This is because they can’t get into a rental property or buy a property anywhere else!

Next, you offer a rent-to-own lease-option contract to your “tenant-buyer.” You let them know that you will help them finance the property after 12 months (or 6 months if you’d prefer a shorter agreement). For an additional $2,500 to $5,000 fee (not including the security deposit) you can help them acquire the property. This initial $2,500 to $5,000 is their “down payment” that goes directly into your pocket as the fee for the rent-to-own lease-option.

Your tenant-buyer will either go through with the purchase after the agreed time period or they won’t. Either way you keep that initial $2,500 to $5,000 fee. And you can charge more, like $8,000 or $10,000 if you want to!

PLUS, you get all the monthly payments from them which is not just a “rent” payment. Since they are in the process of purchasing a home, their monthly payments are going to be HIGHER than a typical monthly rent payment because some of that money is going to be applied toward their down payment at the end.

Since they have bad credit in the first place, what if they don’t pay their rent/mortgage on time? Then the whole deal goes into “breach of contract” and they are entitled to NOTHING. No refund, no property deal…Nothing. And you GAIN if they don’t pay because you get to keep their lease-option fee and their extra monthly payments that were supposed to go toward their down payment at the end.

The Secret Behind How to Buy and Sell Properties WITHOUT a Dime of Your Own Money!

After the agreed period of time is up – whether it was 6 or 12 months – this is when you go to my “secret money source,” and he can get your tenant-buyer the money for the property. If you “borrowed” the property from a homeowner, that homeowner will be able to cash out at this point. If the tenant-buyer is purchasing the property from you because you got it from one of my secret websites for below market value, this is when YOU will get to cash out of the deal, making anywhere from a few thousand dollars to hundreds of thousands depending on the deal you got on the property!

This is how the REAL CASH FLOW begins and only two (2) options can take place:

1) The rent-to-own lease-option “tenant-buyer” fulfills the contract and wants to continue with the purchase of the property. You would “lock in” a final purchase price at the beginning (before they move in). If you are working with a property owner, this amount would have to be for a HIGHER PRICE than what you promised to pay them. If you purchased the property for all cash (using our secret money guy to get the funding for your deals), you would have purchased the property for BELOW market value, making you even more money. So, for example, if you bought your below-market property for $60,000 and market value is $110,000, you may want to make the agreement for them to purchase the house for $120,000 after the year (or their rent-to-own lease-option period ends). This would make you $60,000 on that deal PLUS the initial rent-to-own lease-option fee from the beginning of the deal (at the signing of the contract, before they move in).
2) The tenant either breaches the contract or moves out of the property with without buying. You can either rent it out again doing the SAME DEAL AS ABOVE or turn around and sell it. It’s better to rent it out because then you’ll have a guaranteed monthly cash flow. But you may want to sell it for quick profits to use in another property deal.
Remember, you aren’t doing the “low ball” techniques that the real estate “gurus” teach, meaning trying to purchase a home below the market UNLESS using one of my three (3) secret websites. Otherwise, you will be offering property owners up to 20%+ over the appraised value of their home!

Homeowners will be beating a path to your door!

Now you’re probably thinking, who would pay $130,000 for a property that appraised at $100,000? Remember, that property WILL increase in value during one year, or even over six months. Some properties will even increase to $115,000 in 12 months! But what if the property devalues or is blown away in a tornado? There’s a loophole to get out of the deal! You can walk away with NO OBLIGATION!

And second, your tenants will be paying A LITTLE MORE in mortgage payments for the increased price than if they would be paying in rent. For a $100,000 property, rent would be around $800 or more per month. When buying depending on interest rates, the monthly mortgage would be around $1,100 monthly. As a renter, they own nothing after the lease-option agreement. With a little more in mortgage payments, they are now HOMEOWNERS who otherwise wouldn’t be able to purchase a property anywhere because of their credit status. So, people are willing to pay a little more money for the opportunity to be “buying in” to their own house, maybe for the first time in their lives!

You’re probably thinking, what lender in his right mind will pay 20%+ above the appraised value of the home? You’re not going to traditional banks and lending sources. My special financing source is a broker with a very large network of private investors. And he will get the funding for the property as long as the paperwork is completed properly.

So, is there a catch? Sure there is! The interest rate is going to be a little more than a traditional lending source (around 9% or more, which isn’t bad)…But your poor credit tenant-buyer applicant WILL pay the difference because they can’t get a home loan anywhere else. They certainly cannot buy a house any other way! It’s either take this rare opportunity and buy a home or burn up money in rent every month with NOTHING to show for it years down the road.

Remember, you have a virtually GUARANTEED source of getting a loan, no matter how bad your credit is or how bad your tenant-buyer’s credit is. This is the same money guy who can also get you cash to buy below-market value properties too. He can ALSO get a mortgage for your tenant-buyer when it’s time for him or her to qualify for a mortgage on the property after the lease-option period expires (which is usually after 12 months).
